We currently have an excellent opportunity for a Landman in our Warrendale (Pittsburgh area) location: Primary Objective: Under minimal supervision acquires and secures access to properties for exploration and operational purposes including obtaining required permits, performing title curative and preparing property maps. Negotiate, prepare and administer oil and gas leases, operating agreements, farm out agreements, exploration agreements, area of mutual interest agreements, surface use/damage/access agreements, settlement agreements resolving regulatory disputes, easements and rights-of-way and other agreements involving oil and gas rights. Assimilate Prospect AFE’s for Land Group and Management approval and administer the brokerage and leasehold cost associated therewith for budget purposes. Assist with acquisitions and divestitures activities. Provides assistance to other department staff in completing complex assignments. Job Functions: · Identifies and researches properties for potential and acquisition and securing drilling locations. Conducts courthouse research and title search to determine ownership, land classification and regulatory considerations. · Negotiates leases and rights-of-way for properties and prepares and processes other agreements working with the legal department and property owners. · Performs and supervise title curative and review to determine ownership and potential liability issues including easements, assessments and liens and obtains required signatures on all documents. · Obtains operation permits prior to exploratory efforts, and obtains and files all related documents. · Prepares property maps for construction commencement activities. · Researches and resolves property damage claims ensuring appropriate and timely settlements. Negotiate and settle surface use issues, surface use issues, surface damage issues, land and royalty owner issues and disputes with industry partners. · Participates in lease analysis and determines rental payment delays reporting requirements. · Performs site investigations and monitors construction activity ensuring all applicable permits are filed and current. Surveys and reports on reclamation activities on lands where surface disturbance has occurred. · Negotiates, prepares and processes agreements and assignments, and maintains project files including property maps, county claim plats, master title plats and related documents. · Assists in providing data, reports, due diligence support and preparation of requested Closing documents for Acquisition and Divestiture activities. · Provides guidance and assistance to department staff in resolving issues or completing large-scale or complex projects. Coordinates and evaluates the day-to-day work of an assigned Field Landmen, Title Analyst, Senior Title Analyst, Process Assistant or Contract Landmen working assigned areas. Education and Experience: Associate’s degree or equivalent. Minimum 5 years experience as an in-house landman working for an E&P company with an active drilling program. Competencies: Sound understanding of oil and gas contracts and conveyance documents, real estate transactional procedures, closing documents and procedures, titles and surveys. Thorough knowledge of oil and gas drilling operations, accounting, and legal obligations. Well-developed analytical and problem solving abilities. Ability to research information. Effective written and oral communication, and strong negotiation skills. Strong attention to detail; ability to perform duties with a high level of accuracy. Computer skills; word processing and spreadsheet software capabilities. Work well under pressure, meeting deadlines consistently. Able to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines. Able to work within a team environment and independently with minimal supervision.
